Our partnership with a national pre-listing renovation company allows us to take care of everything from selecting the projects our experience tells us will generate the greatest value, selecting materials from our curated stock and using our licensed, insured and bonded contractors. You won't even have to select colors, finishes or materials.
We are able to take on everything from a fresh coat of paint to a new kitchen or bathroom, all the way to a whole home renovation. And if the property just needs a thorough clean, a few trees trimmed or the grass cut, we can handle that too.
Next we will sell it for a significantly higher price! And because we are managing everything we will have the marketing package ready to go the day the property is clean - perhaps even staged and ready to sell.
And remember you won't have to do anything - and the work won't have to be paid for until close of escrow.
Of course you will approve the work in advance so you will know what the cost to the estate will be.
ESTIMATES PROVIDED WITHIN 24 HOURS
Check out the "before" and "after" photos below:
Before we started work : When entering the home your eyes were drawn to the end of the hallway and the dark cabinets in the kitchen - plus the dark stairs. The different materials on the floors of each room chopped things up even more.
Notice in the AFTER photo below, you now have the feeling of space - and it appears wider.
Now when walking into the entry hall your eyes go up to the arches at the top of the stairs, which are now a lighter color, with updates spindles and the dark cabinets in the kitchen are no longer the first thing you see.
Take a tour of the rest of the house below.
This room was open to the hallway and kitchen so we made everything consistent - with a more up to date look.
Redoing the floors in a lighter color was all that was required in this space to give it a much more up to date look.
The theme of this house was dated looking floors and woodwork - although everything was in good shape. It still made buyers think they would have to update everything. People probably watch too much HGTV!
Since the cabinets were in good shape we just repainted them and added new hardware. Even though replacing the cabinets with ones that went up to the ceiling we didn't need to spend the additional money to achieve out objective. A kitchen that was more appealing to potential buyers.
As you can see this huge bath surround was very dated and took up too much space.
The homeowner said that no one had taken a bath in years because it seemed too much of an effort, ad in any case when she was in the bathtub she just kept thinking about the work that they should do to it.
Painting the cabinets white with new hardware and removing the over sized bathtub transformed the bathroom to a luxury retreat more appropriate for this high end home. We chose not to replace the large mirrors - again to make only the most necessary upgrades.
Carpet on the floor, outdated chandelier and a raised hearth on the fireplace were all showing signs on age.
A modern flush fireplace, modern light fitting and consistent flooring made all the difference to this space.
